Jordan special Villas
Villas in Jordan are spread everywhere, it's not exclusively just in Amman, but there is many different great shapes of villas and castles over the whole districts and with no doubt, the Jordanian resident wish if he can have his own apartment according to the rising prices there. In the other hand, for the high-income earners, they wish if they can own a beautiful wide villa in a special quarter. And we know that Villa is more comfortable for residents with additional services as a swimming pool, for that it's more interesting.
Recently, the villas prices have been increasing as it is indirectly related to oil derivatives which control many things as well. This is in addition to lands’ high prices, the land prices reached unbelievable levels in some places at Amman like Dabouq and Al-Kursi. In these two last neighborhoods or areas as an example in which villas there are like castles, the prices may reach 7 million JD. But villas medium-sized in these quarters normally reach 2 million JD. At the beginning of 2014 which is equal price of a castle at another quarter! And as it is in Amman it’s the same in other districts, in Ma'adba the villa price reach 250.000 JD., and that is a big different in comparison with same villa in Al-Kursi at Amman. As well as in another districts, villa prices in Amman may reach 10 times the price of the villas outside Amman.
How do you choose the right villa?
To have your own dream villa, you need to think before any decision. Maybe you are interested in a certain area, so you have take a deep look before signing any contract, then sort all options according to priorities and requirements, and finally if you decided, you have to do this:
- Take a walk inside the villa and make sure you have finishes such as paints and trims and the quality of the tiles and ask about everything.
- Make sure that the extensions of sewer and electricity wires and services are good "because you will face big problems in the future if the extensions bad".
- If there is a garden and swimming pool must make sure that the infrastructure is good .
- Make sure that the proportional division of the villa matching your family and your needs.
- Make sure that the contract includes the registered title of the property and the name of the owner of the building is written on electricity meter and water meter.
- Make sure that the price is reasonable with the villa area in that region. When taking over the villa and making sure all legal matters are ok, make the primary contract of sale with the seller, and then later after the completion of all matters agreed upon, then sign the final contract and make sure it legally ensures your rights.
In fact it's hard to find a villa with a suitable price in Amman, but it's easy in the other districts, but it will never be like the villas in Amman.
