Lands in Jordan have been witnessing a huge increase in prices lately; this was expected in light of the economic and politic conditions in the region in general. This increase had effect on the residential and the commercial properties in particular, as for the desert lands, their prices remained the same.
Jordan governorates have a common denominator; which is the closer they are to the city and to the high-class districts, the higher the prices are. So if you compare the prices in the commercial region with those in the suburbs and villages, you will notice a big difference. Let's take Amman – the capital- as an example, real estate prices in it are way higher than in other governorates and they vary a lot. It is well-known that Amman is divided to Western Amman and Eastern Amman. In Eastern Amman there are lots of slums and old neighborhoods, but there are new ones there as well, like: "Al-Yasmeen" suburb, "Hay-Nazal", and "Al-Ameer Hasan" suburb. Moreover, there are mountains like "Jabal Amman", "Jabal Al-Lwebdeh", "Jabal Al-Nuzha", "Al-jabal Al Akhdhar" Jabal Al-Qala'a” beside many others. Rental prices in these regions are lower than the prices in western Amman, that doesn't mean that they are cheap, definitely not! Some of these regions witnessed a huge increase in lands' prices. In the other part of Amman – the western regions- districts are classier and more modern, some of which are "Deer ghbar", "Al-Kursi", "Abdoon", "Khalda", "Tala' Al Ali", "Al rabyah", "Al-Jbeeha", and "Swefieh" etc.. Prices in these places are really expensive; a price of an 800-square-meter land can reach JD 1,100,000, while you can buy a 5000-sqyare meter land for the same price in Al Salt city, and even in a beautiful street like "Al-sarw" street.
Here are some examples of lands in Jordan in 2014 starting from Aqaba, and particularly, "Al Tas'ah" region, the price of 400-square-meter land ranges from JD 65,000 to 70,000.
Up to the north, prices in "Ma'an" and "Al-Tafeelah" are lower, and there are many desert lands on which farms and factories can be built, pointing that prices are higher in regions that are close to the shops and universities, in Al"Karak" there are places like "Mirwad" in which prices are really higher than the other places in the same region; because Mu'tah university is located there.
As for Ajloon, Jarash, and Salt – in which lands are highly fertile and arable- agricultural lands' prices depend on soil fertility and their location. Residential and commercial lands' prices differ from one region to another, the case is the same in the north of the kingdom; prices vary a lot from one region to another.
It is worth mentioning that lands in Jordan – and especially in Amman- are highly demanded in some neighborhoods and undesirable in others. So you should be careful and mindful when buying a land and you should properly consult experts in this field.
