"The more the demand is, the higher the prices get", this is a well-known rule in trading. Is that the reason why prices increased that much in Jordan? Are there other reasons?
There are main reasons that led to this noticeable increase in apartments' prices, first and foremost is the huge rise in residential lands' prices in many regions in the kingdom, you can find two lands with different areas but with the same price according to the region. That's of course because the neighborhood plays a key role in determining prices. So if one wants to live in Amman or any other classy city, he should pay a lot.
Apartments' prices increased by 16% after the huge number of immigrants who came to settle in Jordan recently, a price of a land that used to be JD 100,000 is now JD 150,000.
Oil derivatives' prices increased as well, and that of course affected the prices of other things, like cement, iron and foodstuffs which will, consequently affect the citizen's income negatively on the long-run.
All these factors led to this increase in the apartments' prices in Jordan. Now every Jordanian citizen dreams of owning his own house to relieve the burden of paying monthly rents which is a serious concern for low-income employees, some citizens had to resort to banks or financing companies which of course impose high interests for helping them to own their apartments, some citizens are willing to pay installments for up to twenty years!
There are different types of apartments in Amman, you can't estimate the price by knowing the area or the neighborhood, some companies in Jordan are greatly concerned about the decorations which sometimes cost more than JD 20,000 for a large apartment; that's why many investors in the real estate field prefer to offer their unfurnished apartments for sale without any modification on the decorations. In this case, the buyer himself chooses his decoration according to his taste and desires. Apartments' prices in some areas vary from JD 50,000 to 200,000.
There are some preferable facilities in the building you want to live in, like the elevators, car parking lots, the good finishing and plumping.
Experts in the real estate field and investors in Jordan recommend all citizens to buy apartments as soon as they can before the expected increase in the apartments' prices in the next few years.
In the last five years, prices enormously increased, a lucky citizen who bought an apartment for JD 30,000 can sell it now for JD 60,000, and its price is expected to be more than JD 80,000 during the next five years, so don't hesitate, go ahead and buy your apartment before it is too late!
